What FEMAS Tech does

Six electrical disciplines covering the full life cycle - design it, build it, inspect it, audit it, test it, and train the people who run it. Backed by an in-house mechanical and plumbing team.

Electrical — core practice

The six main parts of our electrical service

01 — Electrical

Electrical Consultancy

Design and documentation of the complete electrical system, from load estimation to an approvable drawing set.

Design deliverables

  • Single Line Diagram (SLD)
  • Electrical Layout Diagram (ELD)
  • Load calculation & demand assessment
  • Cable, breaker & protection sizing
  • Substation, generator & transformer layout
  • Panel schedules & distribution schemes
  • Lighting design with simulation (manual & DIALux)
  • Lightning Protection System (LPS), incl. ESE & conventional
  • Earthing & equipotential bonding design
  • Solar PV system design
  • Energy-efficiency & power-factor review

Low-voltage & ELV systems

  • Internet & LAN
  • Telephone
  • CCTV & surveillance
  • Public Address (PA)
  • Building Management System (BMS)
  • Fire alarm interfacing
  • Access control & security integration
02 — Electrical

Electrical Installation

Execution and supervision of the installed works, so what is built matches what was designed - and can be signed off.

Scope on site

  • Complete supervision as per standard code of practice
  • Substation, transformer & generator installation
  • LT/HT panel and switchgear installation
  • Cable laying, containment, tray & trunking works
  • Earthing grid & LPS installation
  • Solar PV mounting, string wiring & inverter integration
  • PA, CCTV, LAN and BMS cabling & termination
  • Electrical turnkey packages, including ETP and utility plant

Delivered with

  • Contractor coordination & method-statement review
  • Material and make approval against specification
  • Stage inspections and snag closure
  • Pre-commissioning checks & energisation support
  • As-built drawings and O&M documentation
03 — Electrical

Electrical Inspection

An independent read on installed electrical work - measured against code, not against opinion.

What is inspected

  • Compliance against BNBC, NEC and NFPA requirements
  • Installation quality vs. approved drawings and specification
  • Protection devices, discrimination and settings
  • Earthing and lightning protection continuity
  • Panel and switchgear condition, labelling and access clearances
  • Cable routing, derating, segregation and terminations
  • Emergency lighting, exit and life-safety circuits
  • Documentation, as-builts and test records

You receive

  • A findings register graded by severity
  • Photographic evidence against each observation
  • Code clause references for every non-conformity
  • A close-out plan with practical remedial actions
  • Re-inspection and verification on request
04 — Electrical

Electrical Safety Audit

A systematic safety review of a live facility - the audit buyers, insurers and brand compliance teams ask for.

Audit coverage

  • Single-line verification against the running installation
  • Protection coordination and fault-level review
  • Earthing system integrity and measured resistance
  • Thermographic survey of panels, joints and busbars
  • Load balance, harmonics and cable loading assessment
  • Panel room condition, ingress, ventilation and access
  • Arc-flash and shock hazard exposure review
  • Emergency power, fire-mode operation and shutdown provisions
  • Statutory documentation, permits and maintenance records

Reporting

  • Risk-ranked non-conformity register
  • Measured test data supporting each finding
  • Prioritised remediation roadmap with indicative effort
  • Compliance mapping to BNBC, NFPA, NEC and RSC expectations
  • Support during buyer, brand or insurer follow-up audits
05 — Electrical

Electrical Tests

Instrumented testing on site, reported as measured values against acceptance limits.

Test services

  • Thermographic (infrared) scan test
  • Insulation resistance test
  • Earth resistance test
  • LUX (illumination level) test
  • Transformer oil test
  • Continuity and polarity verification
  • Load and power-quality measurement
  • Protection relay functional checks

How it is delivered

  • Calibrated instruments and documented procedures
  • Testing sequenced around production, including shutdown windows
  • Results tabulated against code and manufacturer limits
  • Clear pass / attention / fail verdict per circuit or asset
  • Retest after remediation
06 — Electrical

Electrical Training

Building a skilled electro-mechanical community is part of our stated purpose - we train the people who operate what we design.

Programmes

  • Electrical safety training for engineers & technicians
  • Safe isolation, lock-out / tag-out and permit-to-work practice
  • Panel and switchgear operation & maintenance
  • Earthing and lightning protection fundamentals
  • Reading SLD, ELD and protection schemes
  • Electrical test methods and interpreting results
  • Fire-mode, emergency power and shutdown drills
  • Mechanical & fire safety training modules

Formats

  • In-house sessions at your factory or site
  • Workshops and technical seminars
  • Toolbox talks for maintenance crews
  • Course material and attendance records provided

Mechanical & plumbing

The rest of the MEP scope, in-house

FEMAS Tech has been an electro-mechanical practice since 2014. When a project needs more than electrical, the fire, plumbing, water-treatment, HVAC and project-management teams are already in the same office - not subcontracted out.

Fire Safety & Security
